We understand just how daunting buying a property can be if you are buying in your country of residence never mind in a country where you might not even speak the local language! That’s why we have simplified the buying process and at each stage  guide you through to ensure your purchase is as straightforward and hassle free as possible.                   
                       First 3 simple steps…

1 . Select and secure on your chosen property.
2.  Complete stages A to E as detailed below.  
3 . Relax and let your appointed Lawyer, Notary Public and Villas in  Lindos complete the buying process for you.
                         
                             The road ahead…
A. Appoint and visit your chosen Lawyer, your Lawyer will be able to run searches and check to ensure the property has a clean title and  is free from outstanding taxes.

B.  A visit to the local police station is necessary to complete your temporary residency permit (Blue Card) application completed within  ten minutes (5 passport sized photo’s and a copy of your passport are required for your application)

C. A visit to the Tax Office is necessary to make an application for a Greek Tax Registry Number (AFM, pronounced Ah-Fe-Me) for you. You must complete a straightforward (1 page) application form, submit this together with a copy of your passport and then your Greek Tax Registry Number is issued to you immediately.
 
D.  It is necessary here in Greece to appoint a Notary Public; a Notary Public is an official representative of the Government. The Greek Contract is drawn up by the Notary Public. It will usually be signed by the lawyers for each party at the notary's office. The notary will
 witness the contract. The original is kept at the Notary’s office, a second is given to the purchaser and the third copy is sent to the Land  Registry. The Notary is responsible for ensuing all property taxes have been paid before the Contract is signed. The Contract/Deeds are then sent to land registry, who will register the transfer of ownership. You can authorize a “Power of Attorney” to your Lawyer. Your Lawyer will under the supervision of the Notary Public and with the “Power of Attorney” you have granted him be able to act on your behalf for the following; payment of Taxes, signing of the Greek Contract/Deeds  and for the transfer and release of funds leaving you free to return back to the UK safe in the knowledge that your Lawyer can complete  all the necessary procedures to finalize your purchase here in Greece.

E . A visit to the companies chosen Kitchen and Bathroom supplier is also a must during your trip for you to make your selection of kitchen, bathroom and tiling choices available in our standard range included within your purchase price.
How quickly will I have to pay my deposit? Once you have decided to proceed with the purchase, you will be required to enter into a Pre-Contract with Villas in Lindos this is a Private Agreement written in English the pre-contract later forms part of the Greek Contract which is the Final Contract to seal your purchase of the property and stands as legally binding here in Greece. Upon signing of the Pre-Contract you will be required within a 4-6 week period to  pay your agreed deposit to Villas in Lindos.

                            The deposit you are required to make depends wholly upon the following cases:
1. 100% Cash Buyer
First Stage Payment – Deposit 30%
Four further stage payments at 6-8 week intervals thereafter
2. Part Self and part Bank Financing
First Stage Payment - Deposit 20%
Second Stage Payment - 30%
Third Stage Payment - 30%
Fourth Stage Payment - 10%
Fifth Stage Payment - 10%
Any extras need to be paid on the earlier of Practical Completion when the extras have been completed.  Provided that all Stage Payments are made in the agreed time frame you can expect to take handover of your completed villa within 12 months from the date of the pre-contract, details of Construction timescales are included in the Pre-Contract.
